# Glendale, AZ Home Inspection: A Solid House with a Few Surprises

This Glendale, Arizona home turned out to be in great shape overall. Like every 
house, it still had a handful of items a new owner should know about, a few expected
and a few surprises.

## Outside

 * **Irrigation:** a corroded PVC pipe is leaking and leaving wet spots near the
   foundation.
 * **Drainage:** the swale on the east side that’s supposed to carry water away 
   is clogged with rocks and debris. Clearing it or adding gutters would help a 
   lot.
 * **Electrical panel:** solid, but with cracked mounting brackets on the backboard.
 * **Stucco and windows:** typical wear, minor cracks, weathered trim, missing screens
   and some bowed weather stripping.
 * **Concrete:** slab cracking in the backyard, possibly from missing expansion 
   gaps. Worth a look from a concrete specialist.
 * **Garage:** a bent garage door panel and sliding door rollers that need replacing.

## Termites

I found minor termite tubes inside a bedroom closet. There are bait stations outside
and no signs of heavy current activity, but it’s something to stay ahead of with

## Inside

The Moen digital shower system is impressive but a bit over-engineered, with multiple
lines and water hammer arrestors. The AC is working great, and the attic has deep
insulation and good soffit ventilation, so it’s well protected from the heat. The
water heater valve and condensate pipe need small fixes.

## The sewer scan

The [sewer camera](https://propertyinspectionsplus.com/sewer-camera-inspection/)
found two cleanouts, one buried under landscaping. The pipes were clear with just
minor debris. I recommended hydro-jetting and raising the buried cleanout so it’s
easy to reach next time.

## The short list

 * Raise the buried cleanout
 * Treat the termite activity
 * Fix the water heater valve and condensate pipe
 * Replace the sliding door rollers
 * Repair the irrigation leak and clear the drainage swale
