Local history

## A short history of Buckeye

Buckeye started with water. In 1877 Thomas Newt Clanton led a party of settlers
from Creston, Iowa, to the area. In 1885 Malie M. Jackson and two partners laid
out a canal. A new canal company bought them out for $300, and Thomas Clanton built
the first five miles by 1886. Jackson named it the Buckeye Canal after Ohio, his
home state.

The post office opened in 1888 and took the canal’s name. That same year a town
was platted as Sidney, but people kept calling it Buckeye, and it was replatted
under that name in 1910, the same year the Arizona Eastern Railroad arrived. Buckeye
incorporated in 1929 on 440 acres. It stayed a small farm town for decades, with
about 6,500 people around 2000. Today it has more than 110,000 residents and is
one of the fastest-growing cities in the country.

Housing market

## Buckeye homes, farm town to master plans

The original townsite near Monroe Avenue has the oldest homes. Bungalows went up
there from about 1905 into the early 1940s, and new tracts north of Monroe in the
1930s added Craftsman, Spanish and Pueblo Revival houses, followed by early ranch
homes. Most of these were built by local builders, one at a time.

Most of today’s Buckeye is new. Verrado opened in the White Tank foothills in 2004
and is planned for up to 14,080 homes. Sun City Festival, a 55+ community, is planned
for about 7,200 homes, and Teravalis welcomed its first residents in late 2025.
South and west of town you still find acreage, horse property and manufactured homes,
some on shared wells and septic systems.

What I look for

## Common home inspection issues in Buckeye

 * **New construction defects.** A brand-new home can still have missing flashing,
loose gas lines and unfinished work. I inspect at pre-drywall and before closing
   with a [new construction inspection](https://propertyinspectionsplus.com/new-construction-inspection/),
then again before the builder warranty ends with an [11-month warranty inspection](https://propertyinspectionsplus.com/11-month-warranty-inspection/).
 * **Wells and septic on acreage.** I note what I can see at the well head, pressure
tank and septic area and recommend a licensed well or septic specialist. In Maricopa
County the seller must have the septic system inspected by a qualified inspector
within six months before the sale.
 * **Manufactured homes.** On rural lots I look at the roof, skirting, piers and
tie-downs, plumbing under the home, and any added rooms, carports or decks.
 * **Shops, barns and sheds.** Horse property often comes with detached buildings.
I check their roofs, wiring and slabs, and look for termite tubes on wood that
   touches the ground.
 * **Older townsite homes.** Homes near downtown can have old drain lines, outdated
wiring and additions built without permits. A [sewer camera inspection](https://propertyinspectionsplus.com/sewer-camera-inspection/)
shows what the drain line looks like inside.
 * **Heat and attic ventilation.** Buckeye summers are hard on roofs, attics and
AC units. I check attic ventilation and insulation, and [thermal imaging](https://propertyinspectionsplus.com/thermal-imaging-inspection/)
   is included.
