Local history

## A short history of Mesa

Mesa was settled in 1878 by Mormon pioneers who rebuilt and reused irrigation canals
first dug by the Hohokam people centuries earlier. The town incorporated in 1883
and grew as a farming community of citrus, cotton and dairies. The Arizona Temple
was completed in 1927 and is still one of Mesa’s best-known landmarks.

World War II brought Falcon Field and Williams Field, and the postwar years brought
rapid growth. Mesa is now Arizona’s third-largest city, and the former Williams
Air Force Base is Phoenix-Mesa Gateway Airport, the anchor for new neighborhoods
in southeast Mesa.

Housing market

## Mesa homes, then and now

Mesa has some of the widest variety of housing in the Valley. Near downtown you
will find early 1900s bungalows and 1940s to 60s block homes. The 1970s and 80s
brought neighborhoods like Dobson Ranch, and the hillside communities of Las Sendas
and Red Mountain Ranch came later. Mesa also has many manufactured home and 55+
communities popular with winter visitors.

The newest growth is in southeast Mesa around Eastmark and the Gateway airport,
where brand-new homes are still going up. Old or new, each type of home comes with
its own common problems.

What I look for

## Common home inspection issues in Mesa

 * **Old sewer lines.** Older Mesa homes can have cast iron, clay or even Orangeburg
sewer pipe, which cracks, sags and collapses. I have found failed lines in Mesa
many times with my [sewer camera](https://propertyinspectionsplus.com/sewer-camera-inspection/).
 * **DIY repairs and flips.** Older homes are popular flips. Fresh paint can hide
wiring shortcuts, missing GFCI protection and plumbing fixes done without permits.
 * **Older electrical panels.** Some older homes still have panels from brands with
   known problems, or ungrounded wiring.
 * **Manufactured homes.** Mesa has many manufactured homes. I look at the piers,
tie-downs, skirting, roof coatings and added rooms.
 * **New construction defects.** New builds in southeast Mesa still get missed items.
Pre-drywall, final and 11-month inspections catch them while the builder is responsible.
 * **Termites and moisture.** Irrigation, leaks and buried weep screeds invite termites.
   A [termite inspection](https://propertyinspectionsplus.com/termite-inspection/)
   is included.

On video

## A collapsed Orangeburg sewer line in Mesa

Orangeburg pipe is made from wood fiber and tar, and it was used under some Mesa
homes built before the 1970s. With age it flattens and caves in. This is what that
looks like on camera. [Watch on YouTube](https://www.youtube.com/watch?v=DeJYBTdOcIA)
or [read the post](https://propertyinspectionsplus.com/broken-collapsed-sewer-line-camera/).

After the inspection

## Where to eat, drink and explore in Mesa

 * **Organ Stop Pizza** – Pizza with a show: a giant Wurlitzer theater organ that
rises out of the floor. A Mesa institution.
 * **Republica Empanada** – Downtown Mesa spot for empanadas and Latin American
   comfort food.
 * **Cider Corps** – A downtown Mesa cidery with rotating, small-batch hard ciders.
 * **Downtown Mesa on Main Street** – Light rail, murals, the Mesa Arts Center and
a growing list of local restaurants.

FAQ

## Mesa home inspection FAQ

### Do you inspect older Mesa homes with cast iron pipes?

Yes. For older Mesa homes I strongly recommend adding a sewer scan. It has saved
my clients thousands.

### Do you inspect manufactured homes in Mesa?

Yes, including homes in 55+ and manufactured home communities.

### Can you inspect a new build in Eastmark?

Yes. I offer pre-drywall, final walkthrough and 11-month warranty inspections.

### Do you inspect homes with flood irrigation?

Yes. Plenty of older Mesa neighborhoods still flood irrigate. I check the berms,
the grading and the stem wall so the water stays in the yard and away from the house.
