## Catch it before the drywall goes up

On a recent pre-drywall inspection, I found cracked, twisted and over-cut studs 
in nearly every room, plus missing nail plates and loose joist hangers. None of 
it would have been visible once the drywall and paint went on.

### Pre-drywall inspection catches cracked studs

Studs cracked all the way through, a laundry stud cut 80 to 90 percent across, missing
nail plates and truss hangers pulling away. All of it would have been hidden once
the drywall went up.

## When to book each inspection

 1. **Pre-drywall.** After framing and the plumbing, electrical and HVAC rough-ins 
    are done, before insulation and drywall go in. Ask your builder for the date as
    soon as framing starts.
 2. **Final.** A few days before your builder walkthrough or closing, once the home
    is finished and the utilities are on.

## The city already inspects it. Why hire me?

City and builder inspections check that the work meets code at certain stages. I
work only for you, and I look at the whole house with the same eye I use on resale
homes. On final inspections I often find cracked roof tiles, disconnected ducts 
in the attic, missing insulation and grading that slopes toward the house.

Most builders allow a third-party inspection if you ask ahead. Check your purchase
contract and give your builder notice so I can get on site.
