## Why sellers inspect first

Every buyer is going to get an inspection. A pre-listing inspection just lets you
see that report first. I inspect the home the same way I would for a buyer, then
walk you through what’s likely to come up.

 * Fewer surprises once you're under contract
 * Time to fix items on your schedule, with your own contractors
 * Time to disclose what you'd rather not fix
 * A smoother buyer inspection and fewer repair requests
 * A clear report with photos of every finding, emailed within 24 hours
 * Termite (WDO) report and thermal imaging at no extra charge

Watch

## A seller's pre-listing inspection

In this video I’m on the roof, in the attic and around the outside of a seller’s
home, pointing out what a buyer’s inspector is likely to write up and what’s not
worth worrying about.

Some of it is quick: cutting back vegetation, clearing roof debris, adding a missing
outlet cover. Some of it is worth planning for, like a stem wall crack that should
be patched or grading that sends water toward the house.

### Big trees, stem wall cracks and pool items

More from a pre-listing walkthrough: tree roots lifting the sidewalk, a stem wall
corner crack, a broken backwash valve at the pool and flat backyard grading. Easier
to fix before a buyer’s inspector finds them.

### What a reinspection shows after repairs

I went back after a seller made repairs and found a truss repair with no engineer’s
sticker, a new breaker behind the panel cover and hot and cold reversed at the faucet.

## What buyers' inspectors commonly call out

 * Trees and shrubs touching the house or roof. Cut them back at least a foot or
two, and they also give ants a highway onto the house.
 * Debris on the roof that blocks drainage.
 * Heavy storage in the attic sitting on the trusses, and insulation blocking soffit
   vents.
 * Debris in AC condensate pans and missing covers on outlets and junction boxes.
 * Missing kickout flashing and small stem wall cracks.
 * Garage outlets without GFCI protection.
 * Pool equipment problems, like a bonding clamp that fell off a pump motor.
 * Flat grading in the yard that lets water sit against the house, and sidewalk
   trip hazards.

## Add-ons worth thinking about

If the home has a pool, solar or an older sewer line, those are the places buyers
dig in. A [sewer camera inspection](https://propertyinspectionsplus.com/sewer-camera-inspection/),
a [pool & spa inspection](https://propertyinspectionsplus.com/pool-spa-inspection/)
or a [solar inspection](https://propertyinspectionsplus.com/solar-inspection/) lets
you see what they’ll see. Every inspection already includes a [termite (WDO) inspection](https://propertyinspectionsplus.com/termite-inspection/)
at no extra charge.

## After you make repairs

If I did your pre-listing inspection, I can come back for a [reinspection](https://propertyinspectionsplus.com/home-reinspection-after-repairs-arizona/)
to check the repairs. Reinspections are $150 and available only for homes Property
Inspections Plus inspected.
