A GUIDE FOR HOME BUYERS

Congratulations on taking the next step toward homeownership! Whether this is your first home or your fifth, we know how important it is to feel confident about the property you’re buying. That’s why we created this page, to help you understand what a home inspection is (and isn’t), what we cover, and how we can help you make a smart, informed decision.

Scheduling to Inspection

Schedule

The first step to an inspection with Property Inspections Plus, is to schedule through our online calendar. Pick a date and time and enter your information to save the time. We will make contact with the listing agent to attempt to gain access and confirmation for the inspection. Please send any information or requests to my email at homeinspectordanaz@gmail.com 

Sign Agreement

We will get your appointment request, review it, and then forward you our agreement to sign before the inspection. After the agreement is signed, we will send you an invoice to be paid at anytime before or at the inspection. We accept Cash, Check, or online payments with credit card through Stripe, Zelle, Venmo or Paypal. 

Inspection

Come inspection day, we will start at the time you have selected and look forward to meeting you at the walk-through, where we can go through the findings together. Don't be afraid to ask questions at the walkthrough. We should go over the location of all shutoffs for utilities in case of a leak or emergency.

Post-inspection

We will send you a report with items highlighted for repair or consideration within 24 hours. The Firehouse Pest Termite Warranty goes into affect after the inspection, in case any activity begins between the inspection and move-in date. You are covered!

✅ What We Inspect (Standard Inspection)

 We follow the Arizona Standards of Professional Practice and go above and beyond with modern tools and reporting methods. Here’s what you can expect: 

Exterior

  • Roofing materials, flashing, gutters, and drainage
  • Exterior walls, windows, doors, and trim
  • Grading and foundation exposure
  • Decks, patios, balconies, and porches
  • Driveways, walkways, and visible drainage patterns

Interior

  • Walls, ceilings, and floors
  • Doors, windows, and stairways
  • Cabinets, countertops, and fixtures
  • Garage doors and openers

Roof & Attic

  • Visible roof surface from walkable areas or drone (if applicable)
  • Attic structure and insulation
  • Ventilation and roof penetrations

Plumbing

  • Visible water supply and drain lines
  • Fixtures, faucets, showers, and tubs
  • Water heater function and installation
  • Laundry hookups and connections

Electrical

  • Main panel and subpanels
  • Visible wiring and safety concerns
  • Lighting fixtures, outlets, and switches
  • GFCI and AFCI safety checks

Heating & Cooling

  • HVAC systems and thermostat operation
  • Ductwork condition and airflow
  • Attic air sealing and insulation levels

Safety Features

  • Smoke and carbon monoxide detectors
  • Handrails, egress windows, and other basic safety elements

🛠️ Add-On Inspection Services

We offer several optional services that go beyond the standard inspection. These can uncover hidden problems and offer peace of mind - especially in Arizona where water damage, soil movement, and mold are common.

💧 Sewer Camera Inspections

We run a camera through the home’s main drain line to inspect for blockages, tree roots, bellies, or breaks. Great for older homes or properties with suspicious slow drains.
Why it matters: Sewer repairs can cost thousands and are rarely visible in a standard inspection. 

🌫️ Mold Testing

If there’s visible growth, musty odors, or a history of leaks, mold testing can confirm if spores are present. We offer both air and swab testing.

Why it matters: Mold exposure can affect air quality and health, especially in sensitive individuals.

🔍 Thermal Imaging

We use infrared technology to spot hidden moisture, poor insulation, and overheating electrical components. This is standard with all our inspections - no extra charge.

Why it matters: Infrared helps us see problems you can't spot with the naked eye.

🕷️ Termite Inspections

Licensed termite inspections are included in the base price. No added fee.
Why it matters: Arizona homes are at high risk for termite damage - catching it early matters. 

🏊‍♂️ Pool & Spa Inspections

We inspect pumps, filters, heaters, visible plumbing, and safety features.
Why it matters: A faulty pool system can be costly to fix - and a safety risk if overlooked.

You’ll receive your full inspection report within 24 hours - often the same day. It will include:
