Once a quiet agricultural hub, Gilbert has transformed into a thriving residential community with well-planned neighborhoods, excellent schools, and plenty of parks and green spaces. While some parts of town still reflect our agricultural roots, most of Gilbert’s housing has been built in the last 20–30 years, with new developments continuing to expand.

Because of our dry desert soil, most homes in Gilbert are built on slab-on-grade foundations, meaning there are no basements. This type of construction is durable, but it also means soil movement and slab cracks are common. Many homes here will show some level of minor cracking—this is normal, but large cracks could indicate settling issues.
Almost all Gilbert homes feature stucco exteriors, which are great for durability but require proper maintenance to prevent cracking and moisture intrusion. Tile roofs are also a standard feature, lasting 25–50 years, but the underlayment (the waterproof barrier beneath the tiles) often needs replacement after 20 years.
Because of our extreme summer heat, newer homes are built with better insulation, dual-pane windows, and high-efficiency HVAC systems. If you’re buying an older home, be aware that insulation may be lacking in the attic, and energy efficiency improvements (like upgraded windows and added insulation) could be needed.
Homes built before the early 2000s may have polybutylene or Kitec piping, which are prone to failure and should be replaced. Modern homes use PEX or copper plumbing, both of which are durable. Water pressure can also vary by neighborhood, and it’s worth having a sewer camera inspection ($195) done to check for root intrusion or pipe issues, especially in older areas.
Given our 100+ degree summers, air conditioning is the most important system in any Gilbert home. Most homes use central AC with gas furnaces or electric heat pumps. Systems typically last 10–15 years, and I always advise homebuyers to have them inspected thoroughly to avoid costly replacements.
