We also examine electrical systems, checking wiring, outlets, panels, and safety features, along with HVAC systems to assess heating, cooling, and ventilation efficiency and safety. Basic inspections of permanently installed appliances are included as well. For additional insight, we offer optional services like pool and spa inspections, termite inspections, thermal imaging, and moisture detection.
Thermal imaging allows us to detect hidden issues such as insulation gaps, water leaks, or electrical hotspots, providing insights beyond what the eye can see. Our moisture meter helps us identify areas with potential moisture or leak issues, helping to prevent future damage and ensuring your investment is protected.

Our residential home inspection provides a comprehensive evaluation of all the major systems in the home—including the roofing, foundation, electrical, plumbing, HVAC, termite inspection, irrigation, pool/spa, infrared and both the interior and exterior components. One price covers it all—no surprises.
This re-inspection is only for those items repaired by the seller in the original property inspection. We do not re-inspect any item that was considered working properly or was not specified by the buyer's request for repairs by the seller.
The only inspection not included with your home inspection is a Sewer Camera Inspection. Our advanced cameras can detect the defects that have cost home buyers thousands of dollars by not inspecting. We recommend this service on every home, but the clean-outs must be visible at the time of the inspection. We can use a roof vent as long as the temperatures are below 100, the equipment cannot take the hot temperatures. Not that I like to either, but our cameras are expensive.
Our Sewer Camera Inspection service involves a visual inspection of the main sewer line using a specialized camera to identify potential issues, such as blockages, cracks, or tree root intrusions. This inspection provides insight into the condition of the sewer line at the time of inspection. Please note that this service does not include repair work, water pressure testing, or locating sewer line breaks. Any hidden or inaccessible issues typicallrequire further assessment by a licensed plumber.
Home owners that need specific areas inspected only, can find a limited scope inspection very helpful in pinpointing moisture leaks, insulation gaps, roots in sewers pipes, and even termites.
Our Wood Destroying Insect (Termite) Inspection service involves a thorough examination of the property for evidence of termite activity or damage, as well as signs of other wood-destroying insects. This inspection meets state requirements and includes the issuance of a state-approved certificate if no active infestations are found. Firehouse pest will include a 1 year warranty if no pests are found.
Our Comprehensive Smoke and CO Alarm Inspection service provides a thorough check of your smoke and carbon monoxide alarms to ensure they are functioning correctly and positioned for optimal safety. This inspection includes testing and cleaning sensors, verifying placement, and replacing batteries in operational units. Please note that outdated or malfunctioning alarms may require replacement at an additional charge.
Our pool and spa inspection covers the visible condition and basic operation of the system at the time of the inspection. We check components like pumps, heaters, filters, and exposed plumbing, as well as look for obvious safety concerns. This inspection doesn’t include pressure testing, leak detection, or disassembly—so any hidden or hard-to-access issues may need a specialist for further evaluation.
We inspect your sprinkler system to make sure it’s working efficiently and covering all the right areas. That includes checking sprinkler heads, valves, timers, and overall layout for leaks, dry spots, or over-watering. If we spot any issues, we’ll let you know what needs adjusting or repair to keep things running smoothly.
This limited scope inspection covers the roof and attic areas that are visible at the time of the inspection. We will access the attic area if accessible. This helps ensure nothing is leaking underneath the roof surface.
