Inspection Services
Your builder’s warranty won’t last forever. An inspection before it runs out gives you a list of defects to submit while repairs are still covered.

When to book
Aim for month 10 or 11. Check your closing date and warranty paperwork for the exact end date, then book a few weeks before it so there is time to get everything to your builder.

Why it matters
Homes settle and systems get their first real workout during the first year. Things that looked fine at your final walkthrough, from cracks and leaks to drainage problems, can show up by month 11.
Most builders include a one-year workmanship warranty, so this is your last easy chance to get those items fixed at the builder’s cost.
From my YouTube channel
Nobody had used this house yet, so the problems were still waiting to be found: three-way switches that only worked from one side, a small leak at a tub fitting and a sprinkler spraying the stucco.
Concrete tiles were cracked all around solar panels that went in after move-in. A report like this gives you what you need to ask the solar company or builder to repair them.
The guest shower nobody uses, the tub in the kids’ bath, the outlet behind the couch. Parts of a new home can go a full year without being used once. I run and test all of it, so a leak or a dead circuit shows up while your builder still pays to fix it.
