Local history

A short history of Queen Creek

Queen Creek is named for the wash that runs out of the mountains to the east. In the early 1900s the area was ranch and farm land, with cotton, citrus, grain and dairies, and a small farming community grew near the old Rittenhouse railroad stop. The town incorporated in 1989.

Farm roots are still easy to find. Schnepf Farms and the Queen Creek Olive Mill draw visitors year-round, and many neighborhoods were built on former farm fields.

Housing market

Queen Creek homes, then and now

Queen Creek has grown fast. Master-planned communities like Encanterra, Harvest, Hastings Farms and Barney Farms brought thousands of new homes, and builders are still adding more. At the same time, older parts of town still have one-acre and larger lots with horse setups, workshops, septic systems and private or shared wells.

That means two very different kinds of inspections: new construction checks before and after closing, and rural properties with systems city homes do not have.

What I look for

Common home inspection issues in Queen Creek

  • New construction punch lists. New homes still have defects. A new construction inspection before closing gives the builder a list to fix.
  • 11-month warranty items. Before your first year ends, an 11-month warranty inspection catches what showed up after move-in.
  • Septic and wells. Rural lots may have septic systems and wells, which need separate testing by specialists.
  • Horse property buildings. Barns, arenas, workshops and detached garages can be added to the inspection.
  • Flood irrigation. Some older lots still flood irrigate. Water needs to stay away from the house and foundation.
  • Post-tension slabs. Cracks, settlement and moisture at the slab edges get a close look.
