Local history

A short history of Goodyear

Goodyear began in 1917, when Paul Litchfield of the Goodyear Tire and Rubber Company bought 16,000 acres west of Phoenix to grow long-staple cotton for tire cords. The cotton operation drilled wells, dug canals and built housing for its workers.

World War II brought the Goodyear Aircraft plant and the Litchfield Naval Air Facility, which is now Phoenix Goodyear Airport. The town incorporated on November 19, 1946, became a city in 1985, and most of its homes have been built since 1990.

Housing market

Goodyear homes, then and now

The oldest homes in Goodyear sit near Western Avenue and Litchfield Road, where the first wartime houses went up in the 1940s. Most of the city is much newer: master-planned communities like Palm Valley and Estrella, the 55+ community PebbleCreek, and new subdivisions that are still going up.

A newer home is not a perfect home. Builders miss things, and the one-year builder warranty goes by fast.

What I look for

Common home inspection issues in Goodyear

  • New construction defects. Missing insulation, roof vents without flashing, foundation cracks and poor grading show up on brand-new homes. New construction and 11-month warranty inspections catch them while the builder is still responsible.
  • Irrigation against the house. Sprinklers and drip lines that soak the foundation and stucco invite moisture damage and termites.
  • Aging tile roofs. Many Goodyear homes are now 20 or more years old, the age when tile roof underlayment starts to wear out.
  • Original AC units and water heaters. Homes from the 2000s building boom often still have their first systems.
  • Pools. Many Goodyear homes have a pool. Equipment, bonding and barrier gates are worth checking.
  • 55+ communities. In PebbleCreek and other active adult homes I pay extra attention to accessibility, safety items and aging systems.
