Local history

A short history of Tempe

Tempe began in the early 1870s as Hayden’s Ferry, where Charles Trumbull Hayden ran a ferry across the Salt River and built a flour mill. The settlement took the name Tempe in 1879, after the Vale of Tempe in Greece. In 1885 the Territorial Normal School opened here, and it grew into Arizona State University.

Tempe incorporated in 1894. Landlocked by its neighbors, it filled in quickly after World War II, and in 1999 the city created Tempe Town Lake on the dry Salt River bed, which brought new housing and offices downtown.

Housing market

Tempe homes, then and now

Much of north and central Tempe was built from the 1950s through the 70s, with block ranch homes and some mid-century designs. South Tempe filled in during the 1970s and 80s with neighborhoods like The Lakes. Near ASU there are many condos, townhomes and rental homes, and downtown has newer high-rise condos around the lake.

Because so many Tempe homes are 40 to 70 years old, and many have been rentals, I spend extra time on plumbing, electrical, roofs and termite damage here.

What I look for

Common home inspection issues in Tempe

  • Termite damage. I have documented some of the worst termite infestations of my career in Tempe homes, including damage in walls and attic trusses.
  • Older plumbing. Galvanized supply lines and cast iron or clay sewer lines are common in older homes, and some 1980s homes have polybutylene.
  • Roof flashing shortcuts. On some townhome roofs, plumbing vents are sealed with caulk instead of proper flashing, which leads to leaks.
  • Garage slab movement. Moisture under slabs can cause heaving and cracking, especially where gutters dump water next to the foundation.
  • Rental wear and tear. Homes used as student rentals often have deferred maintenance and quick fixes that need a closer look.
  • Sewer lines. A sewer camera scan is a smart add-on for almost any older Tempe home.

A fresh remodel can still hide old problems, especially in townhomes where you share walls and a roof. Here is what I found in one Tempe townhome. Watch on YouTube.

FAQ

Tempe home inspection FAQ

Do you inspect condos and townhomes in Tempe?

Yes. I inspect condos, townhomes and single-family homes. For HOA properties, ask who is responsible for the roof and exterior.

Is termite damage common in Tempe?

It is common in older homes. Every home inspection includes a termite inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert if no active termites are found.

Should I scope the sewer on a 1960s Tempe home?

Yes. Older lines can be cracked, sagging or full of roots, and you cannot see any of it from above.

Do you inspect rentals near ASU?

Yes. Rentals see a lot of wear, so I look closely at plumbing leaks, smoke and CO detectors, GFCI outlets and anything a tenant or landlord has patched. Here is a Gilbert rental with plenty of DIY repairs.
