Why it matters
A thermal camera shows temperature differences, so wet drywall, missing insulation and overheating wires stand out without tearing anything apart.
On one inspection for first-time buyers, the thermal camera caught insulation gaps and an electrical hot spot that wouldn’t have been visible otherwise.
From my YouTube channel
Bubbling drywall in the garage turned out to be a leak from the upstairs bathroom sink, and the thermal camera helped trace it. Plus the other moisture clues on this 1997 stucco home.
A quick look at how an infrared camera picks up the temperature difference that moisture from a roof leak leaves in a vaulted ceiling.
A thermal camera reads surface temperature. A cool spot on a wall can be moisture, a missing patch of insulation or just an air vent nearby. When I find one, I check it with a moisture meter before it goes in your report.
Arizona helps here. With the AC running and the sun on the walls, the temperature difference is big, and problems stand out clearly.
