Local history

A short history of Chandler

Chandler was founded in 1912 by Dr. Alexander John Chandler, the first veterinary surgeon of the Arizona Territory, on his ranch land south of Mesa. A year later he opened the San Marcos Hotel, which drew winter visitors and had one of the first grass golf courses in Arizona. The town incorporated in 1920.

For most of the century Chandler was a farm town of cotton and alfalfa. That changed in the 1980s and 90s, when Intel and other tech employers arrived along the Price Road corridor and the population grew from about 30,000 in 1980 to more than 270,000 today.

Housing market

Chandler homes, then and now

Most Chandler homes were built during that boom, from the mid-1980s through the 2000s, in neighborhoods like Ocotillo, Fulton Ranch, Sun Groves and Cooper Commons. Downtown Chandler still has older bungalows and mid-century homes near Dr. A.J. Chandler Park, and southern Chandler borders the Sun Lakes retirement communities.

Many of these homes are now 20 to 40 years old. That means original water heaters, air conditioners and roof underlayment are reaching the end of their life, and a good inspection tells you which ones and roughly when.

What I look for

Common home inspection issues in Chandler

  • Tile roof underlayment. The concrete tiles can last for decades, but the felt underneath usually wears out in 20 to 30 years. Cracked or slipped tiles let water reach it faster.
  • Aging AC and water heaters. Original systems from the 1990s and early 2000s are common. I test them, note their age and flag signs they are near the end.
  • Polybutylene and older plumbing. Some 1980s and early 90s homes still have gray polybutylene supply lines, which are known to fail with age.
  • Pools and spas. Most Chandler resale homes have a pool. Equipment, bonding, GFCI protection and safety barriers are all part of the inspection.
  • Post-tension slabs. Most homes sit on post-tension slabs. Cracks, settlement and moisture at the slab edge get a close look.
  • Water softeners and hard water. Chandler water is hard. Softener drains, scale on fixtures and water heater sediment are common findings.

Inside a half-million-dollar Chandler home

Most Chandler homes were built between the mid-1980s and the 2000s, so a lot of them are hitting the age where roofs, AC units and water heaters need attention. Watch me go through one top to bottom. Watch on YouTube.
