When testing makes sense
I recommend mold testing when there is:
If there is no smell, no staining and no history of water problems, you may not need it. Happy to do it for you, but I also don’t want to waste your money. Ask me during your inspection and I’ll give you my honest take.
Why it matters
There are over 400,000 types of mold. Only a few dozen are toxic, but finding them early helps prevent future health problems and structural damage to your home.
Mold almost always starts with moisture, so I look for the source too: plumbing leaks, roof leaks, AC condensate and poor ventilation.
From my YouTube channel
How I sample a home with past roof leaks: an outdoor baseline air sample first, then indoor air samples and swabs at the stained, water-damaged spots.
This Phoenix attic had no roof or soffit vents, moisture stains on the trusses and an AC condensate line re-plumbed through the attic. Trapped moisture like this invites mold and termites.
Dry air outside does not keep a wall dry inside. Mold shows up in Arizona homes wherever water gets in and stays: a monsoon roof leak, a clogged AC condensate line, a slow drip under the sink, an old evaporative cooler or a shower pan that has been leaking for years.
