Local history

A short history of Apache Junction

Apache Junction takes its name from the spot where the Apache Trail (State Route 88) meets the highway to Phoenix. In the early 1920s a homesteader named George Cleveland Curtis set up a stand at the junction selling water and supplies to travelers, and a small community grew around it. The city incorporated in 1978.

The town lives in the shadow of the Superstition Mountains and the legend of the Lost Dutchman’s gold mine. Lost Dutchman State Park, Goldfield Ghost Town and the winding drive to Tortilla Flat keep it a favorite for visitors and winter residents.

Housing market

Apache Junction homes, then and now

Apache Junction has a mix you will not find in most Valley cities. There are many manufactured homes and 55+ and RV communities, site-built homes from the 1970s on, and larger lots with horses, workshops and room to spread out. Some properties are on septic systems instead of city sewer.

Many homes have had additions over the years, like Arizona rooms, carports and roof-overs, so I pay close attention to how the add-ons tie into the original structure.

What I look for

Common home inspection issues in Apache Junction

  • Manufactured homes. Piers, tie-downs, skirting, belly wrap, roof coatings and added rooms all need a careful look.
  • Septic systems. Homes on septic need a separate septic inspection when they sell. I note what I can see and recommend the right specialist.
  • Additions and roof-overs. Arizona rooms and roof-overs are often owner-built. Flashing, framing and wiring at these add-ons are common problem spots.
  • Evaporative coolers. Many older homes still use swamp coolers, which leak and rust if they are not maintained.
  • Pack rats and pests. Homes near open desert see pack rats, scorpions and rodents in attics and under homes.
  • Drainage and washes. Lots near washes need water directed away from the home and foundation.

What I found under an Apache Junction home

Manufactured homes need a close look underneath. In this one I found termites, a deck with problems and plenty to talk about under the floor. Watch on YouTube or read the post.

FAQ

Apache Junction home inspection FAQ

Do you inspect manufactured homes in Apache Junction?

Yes. Manufactured and mobile home inspections are a big part of what we do here.

Do you inspect septic systems?

Septic systems in Arizona need a separate inspection by a qualified septic inspector. I can point you to one and coordinate timing.

Do you inspect horse properties?

Yes, including barns, workshops and detached buildings when you add them to the inspection.

Do you inspect additions someone built themselves?

Yes. Owner-built rooms, carports and Arizona rooms get the same close look as the rest of the house. I call out framing, wiring and roof tie-ins that don’t look right, and I take lots of pictures.
