Local history

A short history of Gold Canyon

Gold Canyon is an unincorporated community in Pinal County along US 60, just past Apache Junction. It grew from desert land into a residential and resort community starting in the 1970s and 80s, anchored by the Gold Canyon Golf Resort and its Dinosaur Mountain course.

Today Gold Canyon is popular with retirees and outdoor lovers. The Peralta Trail, which climbs to Fremont Saddle and a view of Weaver’s Needle, starts just up the road, and Pinal County’s Peralta Regional Park is close by.

Housing market

Gold Canyon homes, then and now

Gold Canyon has custom desert homes, golf course communities, 55+ neighborhoods and manufactured home communities. Many homes sit on larger lots with natural desert landscaping and washes, and some properties use septic systems.

Being right next to the Superstitions means great views, and it also means more wildlife, more runoff during monsoon storms and more critters looking for shelter.

What I look for

Common home inspection issues in Gold Canyon

  • Septic systems. Some homes are on septic, which needs a separate inspection by a qualified septic inspector.
  • Manufactured homes. Piers, tie-downs, roof coatings and additions need a careful look.
  • Washes and monsoon runoff. Lots near washes need grading and drainage that move storm water away from the home.
  • Pack rats and wildlife. Pack rats, scorpions and other critters get into attics, garages and under homes.
  • Roof coatings and flat roofs. Many homes have flat or low-slope roofs with coatings that need upkeep.
  • Termites. Desert soil termites are active here too. A termite inspection is included.
