Local history

A short history of Glendale

Glendale was founded in 1892 by William John Murphy, who built the Arizona Canal that brought water to the area and laid out the town as a farming community. Sugar beets, lettuce and citrus grew here, and the town incorporated in 1910. Sahuaro Ranch, one of the area’s original homesteads from the 1880s, is now a city park.

Luke Air Force Base opened nearby in 1941, and the postwar years brought steady growth. Today Glendale is home to State Farm Stadium, Westgate and a historic downtown with the Catlin Court bungalow district.

Housing market

Glendale homes, then and now

Downtown Glendale and Catlin Court have early 1900s bungalows, many turned into shops. Much of central Glendale is 1950s to 70s ranch homes, and north Glendale and Arrowhead Ranch added newer master-planned homes in the 1980s through 2000s.

In older Glendale homes I often find hidden moisture, older plumbing and sewer lines, and termite damage that a quick look would miss.

What I look for

Common home inspection issues in Glendale

  • Hidden moisture. Leaks from upstairs bathrooms and failing roofs often show up first on a thermal camera.
  • Older plumbing and sewer lines. Galvanized pipes and cast iron or clay sewer lines are common in mid-century homes.
  • Roof wear. Curling underlayment, loose ridge caps and worn flat roofs are common findings.
  • Irrigation leaks. Leaking irrigation lines leave wet soil against foundations.
  • Termites. Termite tubes in closets and garages are common. A termite inspection is included.
  • Drainage. Clogged swales and missing gutters let water pool near the house.
