Local history

A short history of Peoria

Peoria was settled in the late 1880s by families from Peoria, Illinois, who named their new farming town after the one they left behind. The Arizona Canal brought water, and for decades Peoria was a quiet agricultural community. It incorporated in 1954.

Peoria grew quickly from the 1980s on. Spring training came to the Peoria Sports Complex in 1994, and the city now stretches north all the way to Lake Pleasant.

Housing market

Peoria homes, then and now

Older homes sit near Old Town Peoria, with neighborhoods from the 1950s through the 70s nearby. The 1980s and 90s brought communities like Westbrook Village, a 55+ community, and the 2000s added large master-planned areas like Vistancia in north Peoria.

Peoria also has its share of flips. A fresh remodel can look great and still hide problems in the attic, ductwork and foundation.

What I look for

Common home inspection issues in Peoria

  • Flipped homes. Disconnected ducts, missing insulation, miswired switches and shower slope problems are common.
  • Attic ventilation. Hot attics with no soffit intake cook roofs and push heat into the home.
  • Foundations hidden by landscaping. Rock piled against walls can hide foundation damage and termite tubes.
  • Aging 1980s-90s systems. Original AC units and water heaters are common, and some homes still have polybutylene plumbing.
  • 55+ communities. In active adult homes I pay extra attention to accessibility, safety items and aging systems.
  • New construction. North Peoria is still growing. New construction and 11-month warranty inspections catch builder misses.
