Local history

A short history of Surprise

Surprise was founded in 1938 by Flora Mae Statler. As the story goes, she picked the name because she would be surprised if the town ever amounted to much. It began as a one-square-mile parcel with a handful of small homes for farm workers and a gas station, and it incorporated in 1960.

The little farm town grew into one of the fastest-growing cities in the Valley. Today Surprise Stadium is the spring training home of the Kansas City Royals and the Texas Rangers.

Housing market

Surprise homes, then and now

The Original Town Site holds the city’s oldest homes. Most of Surprise was built from the late 1990s on, including Sun City Grand, a 55+ community, and family neighborhoods like Marley Park and Surprise Farms. Sun City West sits right next door.

Many of those late-90s and 2000s homes are now reaching the age when roofs, AC units and water heaters need attention.

What I look for

Common home inspection issues in Surprise

  • Aging tile roofs. On late-90s and 2000s homes the tile can look fine while the underlayment below it wears out.
  • Original systems. First-generation AC units, water heaters and gate-valve shutoffs are common in homes from this era.
  • Attic ventilation. Insulation pushed against soffit vents cuts off the airflow a hot attic needs.
  • Irrigation and drainage. Leaking sprinklers and blocked yard swales send water toward the slab.
  • Termites. Northwest Valley homes get subterranean termites too. A termite inspection is included.
  • 55+ communities. In Sun City Grand and other active adult homes I pay extra attention to accessibility, safety items and aging systems.
  • New construction. Surprise is still growing. New construction and 11-month warranty inspections catch builder misses.
