Pool & Spa Inspection in Gilbert, AZ

A pool is one of the most expensive systems on an Arizona property. I check the pool, the spa and all the equipment while I’m already at the home, so you know what you’re getting before the backyard becomes your job.

What I check

Plenty of Arizona homes come with a pool, and a lot of buyers have never owned one. I run the equipment and look at the whole system, not just the water level.

A Gilbert home with a pool and spa

This Gilbert home had a variable-speed pump, a cartridge filter, a blower and a heater. I check the equipment layout, GFCI protection for the pool light, the skimmer and diverter valves, and how the spillways are balanced. I confirm the heater actually heats with my thermal camera instead of just trusting that it turned on.

What I find most on Arizona pools

  • Exposed PVC breaking down in the sun. Even three-year-old pipe can crack, which is why exposed PVC should be painted.
  • Cracked skimmer box covers and pools overfilled after a few days of rain.
  • Bonding clamps that have fallen off a pump motor. That’s a safety issue I always write up.
  • Plumbing at the equipment pad with no support, so it shakes every time the pump runs.
  • Broken or leaking backwash valves and pool lights that don’t come on.
  • Electrical covers left open at the equipment.
  • Gaps under the coping where water can seep out and cause settlement.

Safety comes first

If you have kids, grandkids or pets, look at how the pool is protected: self-closing gates, door alarms or a pool barrier, and cameras so you can keep an eye on the pool. I note what’s there so you can plan before move-in.

Homeowner tips

Chandler pool inspection: hidden issues

On this Chandler pool I look at the surface before the cleaning system turns on, so I can see the finish, the drains, the light and the in-floor pop-up jets clearly. I also found a cracked skimmer cover and sun-damaged PVC behind the water feature.

Homeowner tip: a cartridge filter has to be pulled out and physically cleaned, then it can go right back in.

From my YouTube channel

Getting an Arizona pool ready for summer

This is the same walk-through I do on a pool inspection, on a roughly 20-year-old system: the timers and the GFCI for the pool light, the sand filter and backwash valve, both pumps, the in-floor cleaning jets, the skimmers and the auto fill.

Safety comes first: self-closing gates, door alarms or a pool barrier, so kids can’t get to the water on their own.
