Before You Buy: What an Inspector Looks at First

Tips from Dan Pierce, Certified Master Inspector
    Property Inspections Plus

    At your first walkthrough

    • Look up. Stains or fresh paint patches on ceilings, especially under bathrooms and around the AC closet.
    • Open every sink cabinet with your phone flashlight. Look for water stains, warped wood and drips.
    • Run the water and flush. Note weak pressure, rusty water or slow drains.
    • Use your nose. A musty smell can mean hidden moisture. Heavy air freshener can be covering one.
    • Read the AC data plate on the outdoor unit for the year it was made.
    • Find the water heater. Check its date label and look for rust or water at the base.
    • Check the electrical panel label. Federal Pacific, Stab-Lok or Zinsco deserve a closer look.
    • Walk the outside. Soil should slope away from the house, with sprinklers and drip lines at least a foot off the foundation.
    • Look at the roof from the street. Cracked or slipped tiles, sagging lines, or patches of a different color.
    • Ask the listing agent for the roof and AC age, permits for any additions, pool or patio cover, and any past leaks or termite treatment.

    Does the house have gas?

    • Find the meters. A gas meter is a separate unit with a pipe coming up out of the ground, apart from the electric meter.
    • Check the water heater and furnace. Gas units have a metal vent pipe running up through the ceiling and a gas shutoff valve on the supply line.
    • Look behind the stove for a gas line and shutoff. Yellow flexible tubing at appliances is gas line too.
    • Other gas spots: pool heater, fireplace, built-in BBQ or fire pit.

Why it matters: gas appliances need proper venting and carbon monoxide alarms. Southwest Gas serves most of the Phoenix area, so set up service before you move in. If you ever smell gas, get out of the house first, then call.

Look back in time, for free

    • Google Earth Pro on a computer: search the address, click the clock icon at the top, and slide back through the years.
    • Google Maps Street View: drop the little person on the street, then click the clock icon to see the front of the house in past years.
    • Maricopa County Historical Aerials (gis.maricopa.gov/GIO/HistoricalAerial): photos back to 1930, searchable by address.

What to look for: when the pool, an addition, a patio cover or solar showed up (then ask for permits), a roof color change that means a re-roof, big trees removed close to the house, and what the lot was before it was built on.

    My take

    Pay-to-play in home inspections

A brokerage once pitched me a spot in their vendor magazine: a paid ad, an article and a chance to train their agents. In this video I break down the math and why I see a deal like that as pay-to-play dressed up as advertising.

The buyer pays for the inspection, so the buyer should get an inspector who earned the recommendation. What earns it is consistency: showing up on time, the same style of report every time, and making the inspection an experience for the client, not just another step.

    Termite and thermal, included

Every home inspection includes a termite (WDO) inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert. Thermal imaging is included at no extra charge too. Add-ons like a sewer camera scan, pool & spa or solar are on services & pricing.
