Local history

A short history of Fountain Hills

Fountain Hills was created in 1970 by McCulloch Properties, the same company that built Lake Havasu City. To draw buyers, the developers built the town’s famous fountain in the middle of a lake in what is now Fountain Park. When it opened it was billed as the tallest fountain in the world, shooting water more than 500 feet into the air.

The community grew through the 1970s and 80s and incorporated as a town in 1989. It sits next to the Fort McDowell Yavapai Nation and McDowell Mountain Regional Park, with wide views of Four Peaks and the McDowell Mountains.

Housing market

Fountain Hills homes, then and now

The oldest Fountain Hills homes date to the 1970s and 80s, and many sit on sloped lots with desert landscaping. Golf communities like FireRock, Eagle Mountain and SunRidge Canyon added larger custom homes, and there are also condos and townhomes near the town center.

The hills that give the town its views also bring drainage, retaining walls and foundation details that flat Valley neighborhoods do not have.

What I look for

Common home inspection issues in Fountain Hills

  • Hillside lots. Drainage, retaining walls, erosion and stepped foundations need a careful look on sloped lots.
  • Flat and foam roofs. Many homes have flat roof sections where coatings, scuppers and parapets wear out.
  • Aging 1970s-90s systems. Original plumbing, older electrical panels and aging AC units are common in the earliest neighborhoods.
  • Pools on slopes. Pool decks and equipment on sloped lots can show movement and leaks.
  • Scorpions and pack rats. Homes near open desert see more critters in attics, garages and crawl areas.
  • Moisture at stucco. Buried weep screeds and irrigation against walls lead to moisture damage and termites.
