Local history

A short history of Litchfield Park

Litchfield Park began as a Goodyear company town. In 1916, with World War I cutting off Egyptian cotton, Goodyear sent executive Paul W. Litchfield to Arizona to grow long-staple cotton for tire cord. Its Southwest Cotton Company bought about 36,000 acres in the Salt River Valley, and 5,000 acres around the town site became Litchfield Ranch. The name changed to Litchfield Park in 1926.

In 1918 Litchfield built the Organization House to lodge visiting Goodyear executives. It opened to the public on Thanksgiving Day 1929 as the Wigwam guest ranch, which is still open today. Goodyear later planned a city of 90,000 here but dropped the idea, and the company sold its remaining land in the 1980s. Litchfield Park incorporated in 1987. It covers about 3.3 square miles and had about 6,800 residents in 2020.

Litchfield Park homes, company town to golf course

The town was laid out in 1918, with Litchfield Road running north and south and today’s Wigwam Boulevard running east and west. The first permanent houses were wood frame homes west of the business district, and stucco houses went up on circular Plaza Drive. Palm and orange trees still line the main streets. In 1968 architect Ralph Haver designed Hacienda Hermosa, 37 Spanish-style townhomes next to the Wigwam golf course.

Today the city mixes older homes, patio homes, condos, gated communities, golf course homes and larger custom homes. Many of the older lots have mature trees and decades of irrigation behind them, which changes what I look for compared with a brand-new subdivision.

What I look for

Common home inspection issues in Litchfield Park

  • Tree roots and older sewer lines. Mature palms, citrus and shade trees can push roots into older drain lines. A sewer camera inspection shows cracks, roots and sags before you buy.
  • Irrigation against the house. Lush yards mean a lot of water near the foundation and stucco. Wet soil invites moisture damage and termites, and every inspection includes a termite inspection at no extra charge.
  • Aging tile roofs. Concrete tiles last a long time, but the underlayment beneath them wears out. I look for cracked or slipped tiles, worn flashing and stains in the attic.
  • Golf course lots. Homes on the fairways can have broken tiles, cracked windows and damaged screens from stray balls. I check the side of the house that faces the course closely.
  • Older pools and equipment. Older pools can have aged pumps, heaters, plaster and bonding. A pool and spa inspection covers the equipment and safety barriers.
  • Updates and additions. Older homes often have remodels, enclosed patios and newer wiring tied into old circuits. I check that the work looks properly done and note anything that needs a licensed contractor.
