Local history

A short history of Sun City

Before the golf courses, this land was Marinette, a railroad water stop from the 1890s. The Southwest Cotton Company bought it in 1920, and for about 40 years Marinette was a cotton town with a school, stores and a gin. The J.G. Boswell Company later sold the ranch land to Del E. Webb Development Company, which started building in July 1959.

Sun City opened on January 1, 1960, with five model homes, a shopping center, a recreation center and a golf course. About 100,000 people came that first weekend. It was promoted as the country’s first active adult retirement community. Sun City is still an unincorporated community in Maricopa County, not a city.

Housing market

Sun City homes, from the first models to today

The first homes were small single-story houses, under 900 square feet, priced under $9,000. Building went on for about 18 years, and today there are more than 28,000 homes: ranch-style single-family houses, duplexes, quads, garden condos and patio homes. At least one resident in each home must be 55 or older.

Most of these homes are now about 45 to 65 years old. Many have been updated more than once, with enclosed Arizona rooms, new baths and newer systems. Others still have original plumbing and older electrical. I look at what was changed, how well it was done, and what was never touched.

What I look for

Common home inspection issues in Sun City

  • Aging supply plumbing. Older galvanized steel pipe rusts from the inside, which can turn water brown and drop the pressure. I check flow and look at visible pipe under sinks, at the water heater and at the main.
  • Original drain lines. Drain lines from the 1960s and 1970s are worth a look before you buy. A sewer camera inspection shows cracks, roots and corrosion inside the line.
  • Termites and moisture. Leaks, wet crawl spaces and soil piled against the house draw termites. Every inspection includes a termite inspection at no extra charge.
  • Modular homes over crawl spaces. Some Sun City homes are modular, built over crawl spaces. I check the subfloor, ductwork and supports where they can be safely reached.
  • Additions and Arizona rooms. Enclosed patios and added rooms are common here. I check how they tie into the roof, the electrical and the original structure.
  • Safety for 55+ living. I pay extra attention to trip hazards, stair and step rails, grab bars, smoke and CO alarms, and water heater temperature.

FAQ

Sun City home inspection FAQ

Do you inspect older Sun City homes from the 1960s and 1970s?

Yes. I look closely at original plumbing, electrical, roofs and past additions. If the drain line is original, I suggest adding a sewer camera inspection.

Do you inspect Sun City duplexes, condos and patio homes?

Yes. I inspect the unit and its systems. Shared roofs, walls and grounds may belong to an HOA, so I note what I can see and what falls outside the unit.

Is a termite inspection included?

Yes. Every home inspection includes a termite (WDO) inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert if no active termites are found.
