I walked through a newly listed rental in Gilbert, Arizona. It shows well, with fresh finishes and a brand-new water heater. It also has three install mistakes that most people would walk right past. None of them are dealbreakers, but each one is worth fixing.
1. The water heater’s TPR line
The water heater is brand new, but its TPR (temperature and pressure relief) line wasn’t installed safely. That line is what carries scalding water away if the tank overheats or over-pressurizes. It has to be routed correctly to a safe spot. It’s a quick fix, but it’s a safety item, so it shouldn’t wait.
2. Blinds that block the windows
The new blinds look sharp, but they’re mounted so the sliding windows can’t open all the way. That’s a daily annoyance, and in a bedroom it matters more: a bedroom window needs to open fully so it can work as an emergency exit.
3. Missing insulation over the front door
Above the front door there’s a gap in the insulation. In a Gilbert summer, that’s a spot where heat comes straight into the house and the AC has to work harder. A thermal camera makes this kind of thing easy to find.
Renting or buying, get a second set of eyes
Renters can point these out before move-in so the landlord fixes them. Investors buying a rental can use an inspection to make sure a quick turnover didn’t create new problems. And if you’re buying a home in Gilbert to live in, small install mistakes like these are exactly what a home inspection is meant to catch.
