A Full Arizona Home Inspection, From the Water Meter to the Roof

Ever wonder what a home inspector actually does for three hours? This video is a full walkthrough, from the water meter at the curb through the roof, attic and every system inside. Along the way I point out what’s typical for Arizona homes, what could turn into a bigger problem, and the small fixes that save you headaches later.

Roof

A spot-check of the tile underlayment showed it’s still in good condition. Some cracked sealant around the roof vents should be resealed, and the dryer vent on the roof was packed with lint.

Attic and heat pump

The attic was in decent shape, and the heat pump tested within range. The filters were dusty, so I recommended replacing them and cleaning the return plenum before move-in.

Bathrooms and bedrooms

  • Sink stoppers that need adjusting and loose toilet lids.
  • An old water stain under one sink, with no active leak.
  • Sliding doors missing their guides, which lets them jump the track.
  • Bedrooms with no ceiling lights, just a switched (half-hot) outlet for a lamp.

Kitchen

  • The oven and cooktop work and the anti-tip bracket is in place, but the oven light is out.
  • The microwave exhaust fan blows air, but the flap on the roof was never opened, so it can’t vent properly.
  • The dishwasher drain needs a high loop to prevent backflow.

Laundry and garage

  • Loose trim on the laundry plumbing box that should be resealed.
  • A dryer vent that runs through the roof and needs cleaning. Lint buildup is a fire risk.
  • Minor drywall cracks, a corroded water heater valve and a broken lock linkage on the garage door.

Most findings are maintenance

This inspection turned up mostly maintenance items: sealing stucco cracks, cleaning vents and ducts, adjusting plumbing fixtures and trimming back trees. That’s normal, and it’s good news. Taking care of these early helps prevent moisture intrusion, pests, roof wear and nuisance plumbing and electrical problems down the road.
