Local history

A short history of Scottsdale

Scottsdale is named for Winfield Scott, an Army chaplain who bought land here in 1888 and promoted the area to new settlers. For decades it was a small farming town of citrus groves and cotton fields. It incorporated as a city in 1951, and its “West’s Most Western Town” slogan still shows in Old Town’s covered walkways and western storefronts.

Frank Lloyd Wright built his winter home and school, Taliesin West, in the foothills in 1937. Resorts and golf followed, and by the 1970s and 1980s Scottsdale had grown north into master-planned communities like McCormick Ranch, Gainey Ranch and, later, DC Ranch and Troon.

Housing market

Scottsdale homes, then and now

Scottsdale’s housing changes as you drive north. South Scottsdale is full of 1950s and 60s block ranch homes, many with flat or low-slope roofs and decades of remodels. Central Scottsdale has 1970s and 80s master-planned neighborhoods with golf, greenbelts and HOAs. North Scottsdale is newer, larger and more custom, with hillside lots, desert landscaping and resort-style backyards.

That range is why a Scottsdale inspection rarely looks the same twice. A south Scottsdale flip and a North Scottsdale custom home need very different attention, and the price of missing something goes up with the size of the house.

What I look for

Common home inspection issues in Scottsdale

  • Flat and foam roofs. Santa Fe and pueblo-style homes use flat roofs with parapet walls. Foam roofs need their coating kept up, and ponding water, cracked parapets and clogged scuppers are common.
  • Older plumbing in south Scottsdale. Original galvanized supply lines and cast iron or clay drain lines show up in 1950s and 60s homes. A sewer camera scan is a smart add-on.
  • Pools, spas and outdoor kitchens. Pumps, heaters, GFCI protection, barrier fencing and gas lines at fire features and outdoor kitchens all get checked.
  • Large and complex systems. Multiple AC units, zoned ductwork, tankless water heaters, recirculation pumps and smart-home controls mean more to test and more that can fail.
  • Remodel quality. Older Scottsdale homes are often heavily remodeled. I look closely at wiring, venting and plumbing hidden behind new finishes.
  • Termites. Scottsdale is termite country like the rest of the Valley. Every inspection includes a termite (WDO) inspection.

  • The Sugar Bowl – An Old Town ice cream parlor that has been scooping since the 1950s. A Scottsdale classic.
  • Rusty Spur Saloon – A small, lively country bar in Old Town with live music most days.

FAQ

Scottsdale home inspection FAQ

Do you inspect homes in North Scottsdale?

Yes. We inspect all of Scottsdale, including North Scottsdale, Troon, DC Ranch, McCormick Ranch and south Scottsdale.

Should I get a sewer scan on an older Scottsdale home?

For homes built before the 1980s, yes. Older cast iron and clay lines can crack, sag or fill with roots, and repairs can run thousands of dollars.

Do you inspect foam roofs?

Yes. I walk roofs whenever it is safe and look at coating condition, ponding, parapets and drainage.

Do you inspect remodeled ranch homes?

Yes. A lot of south Scottsdale ranch homes have been opened up and remodeled. I look at how the new work ties into the old: roof lines, the electrical panel, plumbing and drainage.
