Local history

A short history of Phoenix

Phoenix got its start in 1867, when Jack Swilling’s crew began reopening ancient Hohokam canals to farm the Salt River Valley. The name came from Darrell Duppa, who saw a new town rising from the ruins of an old civilization, like the mythical phoenix. The city incorporated in 1881 and became the territorial capital in 1889, more than 20 years before statehood in 1912.

Air conditioning, the postwar boom and new freeways turned Phoenix into one of the largest cities in the country. Today it stretches from South Mountain to the northern desert and includes villages like Ahwatukee, Arcadia and Desert Ridge.

Housing market

Phoenix homes, then and now

Phoenix has homes from every era. Historic districts like Willo, Encanto-Palmcroft and Coronado have 1920s to 40s bungalows and period revival homes. Postwar neighborhoods like Maryvale were built by the thousands in the 1950s. Arcadia’s big lots are now full of rebuilt and remodeled homes, and North Phoenix has newer master-planned communities.

The older the house, the more likely its plumbing, wiring and sewer line have been patched over the years. Phoenix is also where I see the most flips, so I look past fresh paint to what is underneath.

What I look for

Common home inspection issues in Phoenix

  • Historic home systems. Older homes can have knob-and-tube wiring, galvanized plumbing and clay or cast iron sewer lines.
  • Flips that cut corners. I see missing P-traps, dead outlets, unvented water heaters and cosmetic fixes over real problems.
  • Termite damage. Older Phoenix homes, especially in historic districts, often have past termite damage in attics and walls.
  • Flat roofs and parapets. Ponding water, cracked coatings and clogged scuppers lead to leaks on flat-roof homes.
  • Septic on larger lots. Some homes on large lots in parts of Phoenix are on septic. The septic system needs its own inspection when the home sells.
  • Hidden leaks. Thermal imaging helps find moisture behind walls and ceilings before it shows.

Inspecting a 70-year-old Phoenix home

Phoenix has thousands of homes from the 1950s and earlier, and age shows up in the wiring, the plumbing and the sewer line first. Here is one I inspected. Watch on YouTube. For more, see the termite damage that compromised a Phoenix garage roof.

FAQ

Phoenix home inspection FAQ

Do you inspect historic homes in Phoenix?

Yes. Historic homes need extra time on wiring, plumbing, sewer lines and termite damage.

Is a termite inspection included?

Yes. Every home inspection includes a termite (WDO) inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert if no active termites are found.

Do you inspect flipped homes?

Yes, often. Flips are where a careful inspection matters most.

Will you tell me if the home has knob-and-tube wiring?

Yes. I look for knob-and-tube and ungrounded wiring in the panel and anywhere it can be seen in the attic. Some insurance companies won’t cover it, so it’s worth knowing before you close.
