Local history

A short history of Ahwatukee

Ahwatukee takes its name from a winter home built in the area in the 1920s. For decades the land south of South Mountain was mostly desert and ranch land. In the early 1970s, developers began building a planned community here, including one of the Valley’s first retirement communities.

The City of Phoenix annexed Ahwatukee in 1987, and it is now one of Phoenix’s urban villages. Locals call it “the largest cul-de-sac in the world” because South Mountain, the Gila River Indian Community and I-10 surround it. The Loop 202 South Mountain Freeway opened in 2019.

Ahwatukee homes, then and now

The oldest Ahwatukee homes date to the 1970s and early 80s. Through the late 80s and 90s, the Foothills filled in with master-planned neighborhoods like Club West, Lakewood and The Foothills, many with tile roofs, pools and HOAs. Homes along the mountain have larger lots, views and sloped yards.

Most Ahwatukee homes are now 25 to 50 years old, so roof underlayment, original plumbing and aging AC units are big parts of the conversation.

What I look for

Common home inspection issues in Ahwatukee

  • Tile roof underlayment. Many 1980s and 90s roofs are due for underlayment replacement, especially with cracked or slipped tiles.
  • Polybutylene and older plumbing. Some homes from the 1980s and early 90s still have polybutylene supply lines.
  • Foothill drainage. Homes near South Mountain need water directed away from foundations and retaining walls.
  • Aging AC systems. Original or older AC units and ductwork are common. I test each system and note its age.
  • Pools and spas. Many homes have a pool. I check the equipment, barriers and bonding.
  • Termites. Older homes and irrigated yards make termite checks important.

Is this roof built for concrete tile?

A lot of Ahwatukee homes from the 1980s and 90s have concrete tile roofs, and the underlayment under those tiles is near the end of its life. In this Mesa inspection the question was whether the roof was built to carry tile at all. Watch on YouTube.

FAQ

Ahwatukee home inspection FAQ

Is Ahwatukee part of Phoenix?

Yes. Ahwatukee Foothills is part of the City of Phoenix.

My home was built in 1990. What should I watch for?

The big ones are roof underlayment, AC age, the water heater, polybutylene plumbing and pool equipment.

Can you scan the sewer line?

Yes. A sewer camera scan can be added to any inspection.

My home backs up to South Mountain. Anything special?

Foothill lots get runoff during monsoon storms. I check the grading, retaining walls and drainage paths so water moves around the house, and I watch for scorpions, pack rats and termites coming in from the desert.
