Local history

A short history of Paradise Valley

Paradise Valley sits between Camelback Mountain and Mummy Mountain. In the early 1900s it was ranch and desert land with only a handful of homes. Resorts arrived in the 1930s, including the Camelback Inn and the Hermosa Inn, built by cowboy artist Lon Megargee.

In 1961 residents incorporated the town to keep its large residential lots and avoid being annexed by its bigger neighbors. Paradise Valley is still almost entirely residential, with one-acre lots, very little commercial land and some of the most valuable homes in Arizona.

Paradise Valley homes, then and now

Many Paradise Valley lots were first built with 1950s to 70s ranch homes. Over the years many of those were remodeled, expanded or torn down for new custom builds. Hillside homes on Camelback and Mummy Mountain come with view lots, retaining walls and strict hillside building rules.

A Paradise Valley inspection often covers guest houses, multiple AC systems, pools, spas, outdoor kitchens and large roof areas, so it takes longer and needs more systems tested.

What I look for

Common home inspection issues in Paradise Valley

  • Flat and foam roofs. Modern and Santa Fe-style homes have large flat roof areas where coatings, drains and parapets need attention.
  • Hillside drainage and retaining walls. Water management on sloped lots is critical. Cracked retaining walls and erosion are red flags.
  • Septic systems. Parts of Paradise Valley are on septic rather than sewer. A septic inspection by a specialist is needed when the home sells.
  • Pools, spas and water features. Equipment, safety barriers, bonding and leaks get a close look. Pool and spa inspection is available.
  • Complex mechanical systems. Multiple AC zones, recirculation pumps, tankless water heaters and smart-home controls all need to be tested.
  • Remodels on older homes. Additions and remodels can hide older plumbing and wiring behind new finishes.
