Local history

A short history of Florence

Florence is one of the oldest towns in Arizona. It was founded in 1866 by Levi Ruggles along the Gila River, where farmers had irrigated the land for centuries. It became the Pinal County seat in 1875, and the 1878 courthouse is now McFarland State Historic Park.

In 1908 the territorial prison moved here from Yuma, and corrections has been a major employer ever since. Florence calls itself the cowboy cradle of the Southwest, and its downtown historic district has more than 100 historic buildings, many of them adobe from the late 1800s.

Housing market

Florence homes, then and now

Florence has two very different kinds of homes. Near downtown are historic adobe and brick homes, some more than 100 years old, alongside mid-century homes. To the north, Anthem at Merrill Ranch added thousands of newer homes starting in the mid-2000s, including an active adult section.

Outside town there are rural lots and horse properties on septic and private or shared wells. Each type needs a different kind of attention.

What I look for

Common home inspection issues in Florence

  • Adobe and historic construction. Adobe walls need protection from water. Eroded bases, cracked plaster and failed roof drainage are common.
  • Older plumbing and wiring. Historic homes can have galvanized pipes, older sewer lines and outdated electrical.
  • Homes from the 2000s. Anthem homes built in the mid-2000s are reaching the age for water heater, AC and roof underlayment work.
  • Septic and wells. Rural properties may have septic systems and wells that need separate specialist testing.
  • Drainage and soils. Flat lots and desert soils can send water toward foundations if grading is not right.
  • Termites. Older wood framing and moisture make termite checks important. A termite inspection is included.
