Local history

A short history of Coolidge

Coolidge was founded in 1925, when R.J. Jones laid out a townsite while the Coolidge Dam was being built on the Gila River. Both the dam and the town were named for President Calvin Coolidge. Water from the dam turned the area into farmland, and Coolidge became a center of Arizona’s cotton industry. It incorporated as a city in 1945.

Coolidge is home to Casa Grande Ruins National Monument, which protects a four-story Hohokam building from the 1300s, one of the largest prehistoric structures in North America. The town has grown steadily in recent years as new jobs come to Pinal County.

Housing market

Coolidge homes, then and now

Coolidge has older homes near downtown from the 1930s through the 1970s, newer subdivisions from the 2000s and later, and manufactured homes and rural lots outside town. Some rural properties use septic systems and wells.

With new industry moving into the area, more buyers are looking at Coolidge, and many are buying homes they have only seen online.

What I look for

Common home inspection issues in Coolidge

  • Older homes near downtown. Older plumbing, wiring and sewer lines are common in homes from the mid-1900s.
  • Manufactured homes. Piers, tie-downs, skirting, roof coatings and additions need a careful look.
  • Septic and wells. Rural lots may have septic and wells that need specialist testing.
  • Newer subdivisions. Homes from the 2000s are reaching the age for water heater, AC and roof work.
  • Drainage. Flat farm country lots need grading that moves water away from the home.
  • Termites. Farmland soils and irrigation make termite checks important.
