Local history

A short history of El Mirage

El Mirage began in 1937, when Mexican farm workers settled a small townsite on the west bank of the Agua Fria River. They worked the nearby fields, grew cotton, onions and watermelons, and dug the canals to water them. The town incorporated on June 25, 1951, and marks its 75th year in 2026.

In 1941 Litchfield Park Air Base opened a few miles west. It later became Luke Air Force Base, and its jets still fly over town. El Mirage stayed near 5,000 people through the 1990s. Then builders found open land, and the population went from about 7,600 in 2000 to more than 31,000 by 2010.

Housing market

El Mirage homes, old town to boom years

The oldest homes are in the original downtown area, where adobe houses sit next to newer homes and remodels. Most of the city was built from about 2000 to 2006, when subdivisions like Rancho Mirage and Sundial replaced cotton fields and orchards. Pueblo El Mirage, a large 55+ RV and golf resort, adds manufactured homes to the mix.

Those boom-era homes are now 20 to 25 years old. Roofs, AC units, water heaters and plumbing parts are reaching the end of their first run. Fresh paint and new flooring can hide original systems that were never serviced.

What I look for

Common home inspection issues in El Mirage

  • Termite activity. I look for mud tubes on stem walls, block walls and foundations, including tubes that were painted over. Every inspection includes a termite inspection at no extra charge.
  • Slow plumbing leaks. A dripping angle stop, toilet or shower valve can soak a wall for months. Thermal imaging is included and helps find wet spots behind drywall.
  • First-generation systems. Many homes from the 2000 to 2006 building boom still have their original AC units and water heaters. I check age, condition and how they were installed.
  • Garage water heater safety. Gas water heaters in garages need proper venting, combustion air, a sediment trap and protection from cars. These are often missing on homes this age.
  • Drainage and grading. Some El Mirage neighborhoods were built in floodplains, so lot grading and roof drainage matter. Water that sits against the slab invites moisture damage and termites.
  • Manufactured homes in 55+ parks. In Pueblo El Mirage and similar parks I look at the roof, skirting, plumbing under the home, and any added Arizona rooms or carports.
