Local history

A short history of Wittmann

Wittmann is an unincorporated community in Maricopa County, on Grand Avenue (U.S. 60) northwest of Phoenix on the way to Wickenburg. The railroad named the spot Nadaburg before anyone could homestead here. A federal act on December 29, 1916, opened the land to homesteading, mainly for raising stock.

William Hovey Griffin filed his homestead claim in 1920, dug a well, laid out a townsite and gave a block for a school. That one-room schoolhouse, built in 1921, still stands. In 1926 residents gave land to Joseph Wittmann, who promised irrigation water that never came, but the town kept his name. Electricity arrived in 1944.

Wittmann homes and land

Many Wittmann homes sit on one acre or more, with room for horses, RVs, shops and guest houses. You will see site-built ranch homes, newer custom builds and a few smaller subdivision lots. Some parcels are deed-restricted to site-built homes, while others allow manufactured homes.

Many properties run on a private or shared well and a septic system, and many have no HOA. New custom homes are still going up on acreage. Rural land adds more to check: outbuildings, fencing, long driveways and how water moves across the lot.

What I look for

Common home inspection issues in Wittmann

  • Wells and septic. I note what I can see of the well equipment, pressure tank and septic components. I don’t test wells or certify septic systems, so I recommend a licensed well or septic specialist for those.
  • Detached buildings. Barns, shops, casitas and guest houses often have their own wiring and plumbing. I offer detached building inspections so nothing on the property gets skipped.
  • Custom new builds. New homes on acreage still have defects. I offer new construction and pre-drywall inspections, plus an 11-month warranty inspection before the builder warranty ends.
  • Drainage across open land. Desert lots can move a lot of water in a monsoon storm. I look at grading, nearby washes and any sign that water has run against the foundation.
  • Termites in desert soil. Open desert and older wood outbuildings give termites room to work. Every inspection includes a termite inspection at no extra charge.
  • Solar systems. Some rural homes add solar to offset power costs. I offer a solar inspection of the panels, mounting and wiring.

FAQ

Wittmann home inspection FAQ

Do you inspect Wittmann homes on acreage with a well and septic?

Yes. I inspect the home and note what I can see of the well equipment and septic system. I don’t test wells or certify septic, so I recommend a licensed specialist for those.

Can you inspect a barn, shop or guest house on the property?

Yes. I offer detached building inspections, so shops, casitas, guest houses and barns can be inspected along with the main home.

Is a termite inspection included?

Yes. Every home inspection includes a termite (WDO) inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert if no active termites are found.
