Local history

A short history of Tolleson

Walter G. and Alethea Tolleson moved to Arizona from South Carolina in 1908. In 1910 they bought a 160-acre ranch at 91st Avenue and Van Buren Street for $16,000, and Walter reopened the old Ten Mile Store, a stagecoach stop on the road to Yuma. In 1912 he split the ranch into lots and chartered a train from Phoenix to sell them, with lunch for everyone and a five-dollar gold piece for buyers. About 80 lots sold that day at $50 each.

Tolleson incorporated in 1929. By the 1950s its packing sheds earned it the name “Vegetable Center of the World,” but farm machinery and better shipping ended that era in the early 1960s. In the late 1970s the city annexed land and grew from one square mile to about six. Fry’s and Albertsons distribution centers came in the 1980s, and today Tolleson has just over 7,000 residents and far more jobs than people.

Housing market

Tolleson homes, old townsite to new builds

The oldest homes are in the original core along Van Buren Street and 91st Avenue. A city redevelopment plan found about a third of the homes there were built before 1950, and most were more than 30 years old. That area also has two mobile home parks and a manufactured home subdivision.

Newer subdivisions filled in the annexed farmland. Country Place has larger lots, and communities like Farmington Glen and Heritage Point added ranch and two-story homes. The city went from about 1,485 housing units in 2000 to about 2,294 in 2020, and new homes are still going up on the remaining open land.

What I look for

Common home inspection issues in Tolleson

  • Older homes in the original townsite. Homes from before 1950 can have old wiring, galvanized plumbing and drain lines near the end of their life. A sewer camera inspection shows what is happening underground.
  • Add-ons and conversions. Older homes often have enclosed patios, carports turned into rooms, or additions without permits. I look for missing egress, poor framing and wiring that doesn’t match the rest of the house.
  • Manufactured homes. In the mobile home parks and manufactured home areas I look at the roof, skirting, supports, plumbing under the home, and any added rooms or carports.
  • New construction defects. Brand-new homes can still have gas leaks, plumbing problems and wiring mistakes. I inspect at pre-drywall and before closing with a new construction inspection.
  • Termites and wet soil. Old farm ground, irrigation and sprinklers against the foundation draw termites. Every inspection includes a termite inspection at no extra charge.
  • Aging AC units. West Valley heat wears out AC systems. I check age, condition, refrigerant lines and the condensate drain.
