Local history

A short history of Laveen

Laveen is not its own city. It is Laveen Village, one of the City of Phoenix’s urban villages, sitting between South Mountain and the Salt River. County records show classes held in settlers’ homes here as early as 1884, and a formal school district was created in 1908. The Del Monte Market on Dobbins Road opened that same year as Brutcher’s Store, and it is listed on the Phoenix Historic Register.

In 1913 Walter Laveen donated land on Dobbins Road for a new school, and it was named Laveen Elementary School. For most of the 1900s this was farm and dairy country. That changed fast in the early 2000s, when new subdivisions pushed school enrollment way up. The Loop 202 South Mountain Freeway opened in December 2019, and growth has kept going since.

Housing market

Laveen homes, old farms and new rooftops

Most Laveen homes are tract homes built since about 2000. Villages at Laveen Ranch, for example, went up between 2006 and 2013 with builders like D.R. Horton and Richmond American. Other names you will see in listings include Rogers Ranch, Cheatham Farms, Laveen Meadows and Bridle Crossing.

The rural side is still here too. The city’s plan for Laveen keeps room for large-lot and equestrian living, with canals, multi-use trails and scenic drives along Baseline and Dobbins roads. Near the freeway, more apartments and new housing are planned.

What I look for

Common home inspection issues in Laveen

  • Builder defects on new homes. New Laveen homes can still have missing insulation, roof gaps and loose plumbing. I offer new construction and pre-drywall inspections, plus an 11-month warranty inspection.
  • 2000s homes reaching 20 years. Many early Laveen subdivisions still have original AC units, water heaters and tile roof underlayment. I check the age and condition of each so you can plan for replacement.
  • Irrigation against the house. Sprinklers and drip lines that soak the stucco and foundation invite cracking and termites. I look for wet soil, staining and damage along the walls.
  • Older farm homes and horse property. Older rural homes often have additions, aging wiring and outbuildings. I offer detached building inspections, and if a home is on septic I note what I can see and recommend a licensed septic specialist.
  • Termites. Termites are active across the Valley, including in newer homes. Every inspection includes a termite inspection at no extra charge.
  • Pools and spas. Many Laveen backyards have a pool. My pool and spa inspection covers equipment, bonding and barrier gates.
