Local history

A short history of Black Canyon City

Black Canyon City is an unincorporated community in Yavapai County, along the Agua Fria River and I-17 north of Phoenix. It began as a stop on the stage road between Phoenix and Prescott. A stage station stood near the river crossing by the 1870s, and in 1878 a stagecoach line started running from here to Prescott, a trip of about 30 hours. A post office opened in 1894 under the name Cañon, with Charles Goddard as postmaster.

The last stagecoaches on the old route ran in 1917. In 1918 Ben Warner opened a general store that grew into the Rock Springs hotel and cafe. In 1919 the Interior Department made the Black Canyon route an official sheep driveway. Work on State Route 69 began in 1936, the new highway was dedicated in 1952 and fully paved in 1955, and construction on today’s I-17 started in 1956.

Housing market

Black Canyon City homes and lots

Homes here are a mix of manufactured homes and site-built houses, including many manufactured homes from the 1990s and 2000s. Lots run from small in-town parcels to an acre or more. There are also several manufactured home and RV parks in town.

Septic systems are common. The local water improvement district serves about two-thirds of residents from wells in the Agua Fria River aquifer, so ask which water provider serves the home and whether there is a private well. Sloped lots, washes and the river all shape how water moves across a property.

What I look for

Common home inspection issues in Black Canyon City

  • Manufactured home details. I check the piers, tie-downs, skirting, roof and any add-on decks or porches. Moisture and termites often show up under decks and skirting first.
  • Septic systems. Septic systems are common here. I note what I can see, and I recommend a licensed septic specialist to inspect and certify the system.
  • Wells and water source. Find out whether the home is on the water district or its own well. I note the well equipment I can see and recommend a licensed well specialist for testing.
  • Hillside drainage and washes. Monsoon runoff can cut across sloped lots and undermine footings and driveways. I look at grading, erosion and drainage near the home.
  • Termites. Wood decks, sheds and skirting give termites an easy path in. Every inspection includes a termite inspection at no extra charge.
  • Sheds, shops and carports. Many lots have detached structures with their own wiring. I offer detached building inspections so those get looked at too.

FAQ

Black Canyon City home inspection FAQ

Do you inspect manufactured homes in Black Canyon City?

Yes. I inspect manufactured homes, including the roof, plumbing, electrical, HVAC, skirting, piers and tie-downs, plus the termite inspection.

Can you inspect a home on septic or a private well?

Yes. I inspect the home and note what I can see of the septic system and well equipment. I don’t test wells or certify septic, so I recommend a licensed specialist for those.

Is a termite inspection included?

Yes. Every home inspection includes a termite (WDO) inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert if no active termites are found.
