Local history

A short history of Cave Creek

Cave Creek dates to 1870, when an Army party found a creek and springs along a trail between Fort McDowell and Fort Whipple. The Army used it as a cavalry remount stop and named it for an eroded cave on the bank. Gold was found in 1873, the Cave Creek Mining District was formed, and a wagon road to Phoenix followed. In 1877 Jeriah and Amanda Wood built an adobe home and opened Cave Creek Station for travelers.

Cattle ranching took hold in the 1880s. In the 1920s tuberculosis cabins were built here, and the Spur Cross dude ranch opened in 1928. Building Bartlett and Horseshoe dams on the Verde River in the 1930s and 1940s made Cave Creek a supply stop. Cave Creek Road was paved from Phoenix in 1952, and residents voted to incorporate as a town on July 6, 1986.

Housing market

Cave Creek homes and desert lots

Cave Creek is a low-density town. Much of it is zoned Desert Rural, with minimum lots from about one acre (43,000 square feet) up to more than four acres. Custom and semi-custom homes are common, many with casitas, workshops or horse setups. Private ranch uses need at least two contiguous acres.

A few historic buildings remain, like a 1920 tuberculosis cabin and the 1925 Cave Creek Service Station. Closer to the town core you will find smaller single-residence lots and some attached homes. The town’s sewer system covers a limited area, so many homes rely on septic systems.

What I look for

Common home inspection issues in Cave Creek

  • Septic systems. Town sewer covers only part of Cave Creek. I note what I can see of the septic system, and I recommend a licensed septic specialist to inspect and certify it.
  • Water source. The town runs two water systems, but some properties may rely on a private well. I note the well equipment I can see and recommend a licensed well specialist for testing.
  • Casitas, barns and shops. Detached buildings often have their own wiring, plumbing and HVAC. I offer detached building inspections so every structure on the lot gets looked at.
  • Washes and drainage. Hillside lots and nearby washes can send monsoon runoff toward the house. I check grading, drainage paths and signs of water against the foundation.
  • Termites on desert lots. Undisturbed desert soil, wood fencing and older outbuildings give termites plenty of cover. Every inspection includes a termite inspection at no extra charge.
  • Hidden moisture in custom homes. Flat roofs, parapets and complex stucco details can hold water. Thermal imaging is included to help find moisture you can’t see.

FAQ

Cave Creek home inspection FAQ

Do you inspect Cave Creek homes on septic?

Yes. I inspect the home and note what I can see of the septic system. I don’t certify septic systems, so I recommend a licensed septic specialist for that part.

Can you inspect a casita or guest house on the same lot?

Yes. I offer detached building inspections, so casitas, guest houses, barns and shops can be inspected along with the main home.

Is a termite inspection included?

Yes. Every home inspection includes a termite (WDO) inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert if no active termites are found.
