Local history

A short history of Maricopa

In the 1800s, Maricopa Wells was a stagecoach stop and watering hole on the route across southern Arizona. When the Southern Pacific Railroad came through in 1879, the settlement moved to the rail line as Maricopa Station. For most of the next century it was a small farming community surrounded by cotton fields and the Ak-Chin Indian Community.

That changed fast in the early 2000s. Thousands of homes went up, and Maricopa incorporated as a city in 2003. It now has its own city services, the Copper Sky Regional Park and a growing list of shops and restaurants.

Housing market

Maricopa homes, then and now

Most Maricopa homes were built during the boom from about 2003 to 2008, and building has picked up again in recent years. Neighborhoods include Rancho El Dorado, The Villages, Senita, Glennwilde and the 55+ community Province.

Those first-wave homes are now about 20 years old. Original water heaters, AC units and pool equipment are wearing out, and that is when hidden builder shortcuts tend to show up.

What I look for

Common home inspection issues in Maricopa

  • 20-year-old equipment. Water heaters, AC units and pool pumps from the boom years are often near the end of their life.
  • Roof underlayment. Concrete tile roofs from the mid-2000s may need underlayment work.
  • Slab and soil movement. Clay soils in the area can cause slab cracks and stucco cracking.
  • Attic insulation and ventilation. Missing or settled insulation and poor ventilation drive up cooling bills.
  • New construction. New homes need new construction and 11-month warranty inspections.
  • Pools. Pool equipment, barriers and bonding get checked on every pool home.
