Local history

A short history of Ash Fork

Ash Fork is an unincorporated community in Yavapai County, sitting at about 5,200 feet. It began in October 1882 as a siding on the Atlantic and Pacific Railroad, later the Santa Fe. The railroad’s superintendent named it for the ash trees growing there, and a post office opened in 1883. A fire burned the whole town in 1893, and it was rebuilt across the tracks, much of it with local flagstone.

The Fred Harvey Escalante Hotel served rail passengers from 1907 to 1948, and Route 66 brought motorists after 1926. The railroad moved its main line north in 1960, and the town lost about half its people. Another big fire hit in 1977, and I-40 bypassed downtown in the late 1970s. Quarries still ship flagstone, and the Arizona House recognized Ash Fork as the Flagstone Capital in 2014.

Housing market

Ash Fork homes, in town and out on the land

In town, homes include old railroad company houses near Park Avenue and other older homes, some built with local stone. The town water system serves the core of the community.

Outside town, places like Kaibab Estates West are mostly acreage. Lots run from about 1 acre to well over 40. Many are in water haul areas or need a well, use septic, and some run off-grid on solar and propane. Manufactured homes, small cabins and small new builds all show up.

What I look for

Common home inspection issues in Ash Fork

  • Freezing pipes. January lows average around 21 degrees. I look for exposed or uninsulated water lines, missing heat tape, and plumbing in crawl spaces and under manufactured homes.
  • Snow and roof wear. January averages more than 8 inches of snow. I check roof coverings, flashing and gutters for damage and leaks, and look in the attic for staining.
  • Propane and wood heat. If a home heats with propane or a wood stove, I inspect the visible gas lines, venting and clearances, and check for working smoke and carbon monoxide alarms.
  • Hauled water, wells and septic. Rural parcels often rely on a storage tank, a private well or septic. I note what I can see and recommend a licensed well or septic specialist for testing and a full evaluation.
  • Off-grid solar. Solar panels, batteries and inverters on off-grid homes need a careful look. A solar inspection covers the visible equipment and wiring.
  • Older stone and railroad-era homes. Older homes can have dated wiring, galvanized pipe and cracked stone or masonry. I check the structure and systems and help you sort out what to fix first.
