This brand-new home in Eloy, Arizona looks move-in ready. Underneath that clean finish is a long list of construction oversights, install mistakes and future maintenance risks. It’s a good reminder that “new” doesn’t mean “done right.”
Outside
- Roof: brittle black tiles with manufacturing defects and missing mortar at the ridge caps.
- Stucco: areas where the weep screed was skipped entirely, leaving the walls open to moisture and termites.
- Grading: flat, so water has nowhere to go.
- Screens: missing on every window and slider.
Plumbing
- Leaky toilet fittings and splashy sink pressure.
- Water pressure peaked at 85 PSI, too high for most home plumbing. A pressure regulator protects your pipes, fixtures and water heater.
- No high loop on the dishwasher drain, and construction debris blocking the sink overflows.
- An attic condensate line installed below the rim of the drain pan, plus an odd noise from the line. That’s a ceiling leak waiting to happen.
Inside
- Poor cabinet installs and grout cracking at the thresholds.
- Keyed locks on closet and bedroom doors, which most homeowners won’t want.
- No jumper ducts or door undercuts, so airflow suffers when bedroom doors are closed at night.
- A kitchen vent hood that looks great but blows straight back into the house instead of outside.
Inspect your new build before closing
The city inspector checks for code minimums at certain stages. Nobody checks the finished house on your behalf unless you hire someone. A new construction inspection gives you a punch list for the builder to fix before you move in. And before your first year is up, an 11-month warranty inspection catches what showed up after closing, while the builder still has to fix it.
