Local history

A short history of Sun Lakes

Sun Lakes was started in the early 1970s by Ed Robson, whose company went on to build active adult communities across Arizona. It was planned around golf, lakes and clubhouses for people 55 and over, and it grew in phases over the next few decades.

Today Sun Lakes is an unincorporated community of about 15,000 residents just south of Chandler, made up of several country club communities: Sun Lakes Country Club, Cottonwood, Palo Verde, Oakwood and IronOaks.

Housing market

Sun Lakes homes, then and now

Sun Lakes homes range from the early 1970s through the 2000s, from compact patio homes to larger golf course homes. Most are single-story, many with golf cart garages, and they are often owned by winter residents who are away for part of the year.

Homes that sit empty for months, plus systems that have been in place for decades, lead to some very specific inspection findings.

What I look for

Common home inspection issues in Sun Lakes

  • Aging systems. Older AC units, water heaters and roofs are common in homes from the 1970s through 90s.
  • Polybutylene plumbing. Some homes from the 1980s and early 90s still have polybutylene supply lines.
  • Vacant-home problems. Homes left empty for the summer can have dry drain traps, pests, slow leaks and stressed AC systems.
  • Golf course homes. Golf ball damage to windows, roofs and stucco is common along fairways.
  • Safety and accessibility. I check handrails, step-down transitions, grab bars and smoke and CO detectors.
  • Termites. A termite inspection is included with every home inspection.
