Local history

A short history of San Tan Valley

San Tan Valley grew out of desert and farmland in northern Pinal County, named for the nearby San Tan Mountains. Until the 2000s it was mostly open land. Then the housing boom brought large subdivisions like Johnson Ranch, San Tan Heights and Pecan Creek. In about 20 years the area went from a few thousand people to one of the largest communities in Pinal County.

For years San Tan Valley was unincorporated. In 2025 residents voted to incorporate, and it is now the Town of San Tan Valley. San Tan Mountain Regional Park sits right on its edge.

Housing market

San Tan Valley homes, then and now

Most San Tan Valley homes are tract homes built from about 2000 on, with a big wave in the mid-2000s and steady new building since. There are also older rural lots with horse properties, septic systems and wells, especially toward the edges of town.

Homes from the first boom are now around 20 years old. That is when original water heaters, AC units and roof underlayment start to need replacement, and when builder shortcuts tend to show up.

What I look for

Common home inspection issues in San Tan Valley

  • Original equipment wearing out. Water heaters, AC units and pool equipment from the 2000s are often near the end of their life.
  • Roof underlayment. Concrete tile roofs from the mid-2000s may need underlayment work, especially where tiles are cracked or slipped.
  • Builder shortcuts. Missing insulation, poor attic ventilation and sloppy flashing are common in fast-built neighborhoods.
  • Slab and soil movement. Cracks in garage slabs and stucco can point to settlement or poor drainage.
  • Septic and wells. Older rural lots may have septic systems and wells that need separate testing.
  • New construction. Newer homes still need new construction and 11-month warranty inspections.

FAQ

San Tan Valley home inspection FAQ

Is a termite inspection included?

Yes. Every home inspection includes a termite (WDO) inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert if no active termites are found.

My home was built in 2006. What should I watch for?

Water heater, AC, roof underlayment and attic ventilation are the big ones at this age.

Do you inspect new homes in San Tan Valley?

Yes, including pre-drywall, final and 11-month warranty inspections.

Should I scope the sewer on a 2000s home?

It is lower risk than an older home, so think of it as peace of mind. I still find bellies and separated joints in 20-year-old lines, so it is worth the $200 if the drains are slow.
