Local history

A short history of Stanfield

Stanfield is an unincorporated farming community in Pinal County, not an incorporated town. It started as Summerland, a settlement near the Santa Rosa Wash about 10 miles southeast of Maricopa. Cattle ranches came first in the early 1900s, then roughly 40 families from California homesteaded the land. An adobe school opened in 1913.

The post office opened in May 1914 with Nixon H. Stanfield as postmaster, and the community took his name. Dry farming was hard, and many families left by the 1930s. The post office reopened as Stanfield in 1948. Today State Route 84 is the main street, running past farm fields and a large Shamrock Farms cattle operation.

Stanfield homes and rural property

Stanfield is rural. Most homes sit on lots from a quarter acre up to 10 acres or more, often with no HOA and room for horses, corrals or an arena. Manufactured homes are part of the mix, alongside site-built ranch homes and a few newer builds.

Utilities vary from one parcel to the next. Some properties are on a public water system, some have private water, and waste may go to a septic system or, on some older places, a cesspool. Know what you have before you close.

What I look for

Common home inspection issues in Stanfield

  • Manufactured home supports. I check the piers, tie-downs, skirting and the plumbing and ducts under the home. Additions, porches and carports built onto a manufactured home get a close look too.
  • Septic systems and cesspools. Older rural homes may still drain to a cesspool. I note what I can see and recommend a licensed septic specialist for a full evaluation. A sewer camera inspection can show the condition of the line leading out.
  • Private water. If the home is on a private well or hauled water, I inspect the visible plumbing and recommend a licensed well specialist for water quality and flow.
  • Land subsidence. The state tracks a land subsidence area named for Maricopa and Stanfield. I look for slab cracks, separations and drainage changes that can point to ground movement.
  • Barns, shops and outbuildings. Horse properties often come with detached garages, shops and barns. I can add a detached building inspection, including the wiring that feeds it.
  • Low-slope roofs and older cooling. Built-up roofs and window or wall AC units show up on older homes here. Sun and heat wear them fast, so I check for ponding, cracking and units near the end of their life.
