Local history

A short history of Avondale

Avondale began as Coldwater. William “Billy” Moore settled by the Agua Fria River in 1880 and named his spot after the river and a nearby spring. It was a stage stop with a general store and saloon, selling supplies to travelers at the river crossing. A post office opened at nearby Avondale Ranch in 1896, and when the Coldwater post office moved near the ranch in the early 1900s, the town took the Avondale name.

Ranching, the railroad and cotton farming kept the town going, and Main Street, now Western Avenue, became its business district. Avondale incorporated on December 16, 1946, and marks 80 years as a city in 2026. It sits where the Agua Fria, Salt and Gila rivers meet. The city grew from about 16,000 people in 1990 to more than 89,000 in 2020.

Housing market

Avondale homes, Old Town to new subdivisions

The oldest homes are around Historic Avondale on Western Avenue. Some of these neighborhoods were started by farm workers in the early 1930s, and others were built in the 1950s and 1960s. A 2010 housing study found about half of the homes in that area were built before 1980. It also noted pockets of mobile homes built before the 1976 HUD code, along Dysart Road and near Highway 85.

Most of Avondale was built after 1990. Garden Lakes, a lake community with paths and waterfront lots, has homes from the early to mid-1990s, and many more subdivisions went up as the city’s population nearly doubled from 2000 to 2008. Alamar on Broadway Road is a newer master-planned community, with homes from several national builders.

What I look for

Common home inspection issues in Avondale

  • Older drain lines. Homes near Old Town can have original metal or clay sewer lines that crack, sag or collect roots. A sewer camera inspection shows the condition before you close.
  • Older mobile homes. Homes built before the 1976 HUD code were held to different standards. I look at the roof, skirting, supports, plumbing under the home, and any add-on rooms or carports.
  • 30-year-old systems. Many early 1990s homes still have their original tile roof underlayment, plumbing parts or older AC units. I check age, condition and how they were installed.
  • Irrigation against the house. Sprinklers and drip lines that soak the foundation and stucco invite moisture damage and termites. Every inspection includes a termite inspection at no extra charge.
  • New construction defects. New homes in Alamar and other new subdivisions can still have builder mistakes. I inspect at pre-drywall, before closing and before the builder warranty runs out.
  • Additions and conversions. Older homes often have enclosed patios or garage conversions. I look for missing egress windows, poor framing and wiring that doesn’t match the rest of the house.
