Local history

A short history of Prescott

Prescott grew out of the gold strikes of 1863 in the mountains nearby. Fort Whipple was set up on Granite Creek, and the town was founded and named at a public meeting on May 30, 1864. The name honors historian William Hickling Prescott, who never set foot in Arizona. Prescott became the first capital of Arizona Territory and the seat of Yavapai County.

The capital moved to Tucson in 1867, came back in 1877 and left for Phoenix for good in 1889. On July 14, 1900, a fire burned much of downtown, including most of Whiskey Row. Owners rebuilt in brick and stone, and the current Yavapai County Courthouse went up in 1916. The town’s rodeo, billed as the World’s Oldest Rodeo, dates to 1888.

Housing market

Prescott homes, historic and new

Prescott has 13 National Register historic districts and more than 800 listed properties. In the East Prescott district, most houses went up between 1885 and 1937. You will see Queen Anne homes with wood siding, 1920s Craftsman bungalows and foundations of stone or brick stem walls.

The city added about 8,000 housing units between 2000 and 2020. Newer areas include Prescott Lakes, built around a golf course that opened in 2000, and Yavapai Hills. Homes in local historic districts need Preservation Commission review for exterior work that requires a permit, so plan repairs with that in mind.

What I look for

Common home inspection issues in Prescott

  • Old foundations and framing. Century-old homes can have settling stem walls, pier foundations, sloped floors and doors that won’t close. I check the crawlspace, framing and signs of movement.
  • Freezing winters. Prescott gets real freezes and some snow. I look for exposed or poorly insulated pipes, heat tape, and any sign of past freeze damage.
  • Roofs, chimneys and gutters. Pitched shingle roofs, old chimneys and leaf-filled gutters can let water in. I check flashing, attic stains and moisture with thermal imaging, which is included.
  • Furnaces and wood stoves. Cold winters make the furnace important, and many older homes have fireplaces or stoves. I check heating equipment, venting and clearances to combustibles.
  • Older sewer lines. Older homes may have cast iron or clay lines and no cleanouts. A sewer camera inspection shows cracks, roots and sagging before you buy.
  • Wildfire clearance. The City of Prescott has adopted a wildland-urban interface code with rules for vegetation around homes. I note brush, wood piles and overhanging limbs close to the house.
