Local history

A short history of Eloy

Eloy started in 1902 as a Southern Pacific Railroad switch on the line between Tucson and Casa Grande. Stories differ on the name. One popular version says it stands for East Line of Yuma. In 1918, three investors subdivided land here to grow cotton and called it Cotton City.

When they applied for a post office in 1919, that name was turned down, so the town became Eloy. It incorporated as a city in 1949. Cotton and farming in the Santa Cruz River basin carried the economy for decades, and today the city also has truck stops along I-10, distribution, and one of the best known skydiving centers in the world.

Housing market

Eloy homes, from farm town to 55+ golf community

The older part of Eloy grew up around the railroad and the cotton fields. Much of what sells today is newer. Robson Ranch, a gated 55+ golf community, opened in 2005, and The Village at Grande Valley Ranch is another gated 55+ option. The Toltec area, also called Arizona Valley, has a mix of new builds and manufactured homes.

Outside those neighborhoods you will find rural lots of 3 to 10 acres, an airpark community at Flying Crown Ranch, and parcels where water comes from a private or shared well. Each of those comes with its own list of things to check.

What I look for

Common home inspection issues in Eloy

  • New construction defects. Builders are active in the Toltec area, and a brand new house can still have roof, stucco, plumbing and grading problems. A new construction inspection before closing catches them while the builder still owns the fix.
  • Ground subsidence and earth fissures. Years of groundwater pumping have dropped the land around Eloy and Picacho by up to about 19 feet since the 1940s, and fissures have opened in the area. I look for slab cracks, sticking doors and grading changes, and recommend a geotechnical engineer when the signs point that way.
  • Twenty-year-old systems in Robson Ranch. Homes from the first phases of Robson Ranch are reaching the age when original AC units, water heaters and roof coverings wear out. I check each one and tell you what is near the end of its life.
  • Manufactured homes. Toltec and the rural parts of Eloy have manufactured homes. I look at the piers, tie-downs, skirting, plumbing under the home, and any additions or carports attached to it.
  • Wells and septic on rural lots. Many acreage properties use a private or shared well and a septic system. I note what I can see and recommend a licensed well or septic specialist for testing and a full evaluation.
  • Irrigation and termites. Drip lines and sprinklers that soak the foundation invite termites and moisture damage. Every inspection includes a termite inspection at no extra charge.

FAQ

Eloy home inspection FAQ

Do you inspect new construction homes in Eloy?

Yes. I do pre-drywall, final walkthrough and 11-month warranty inspections in Eloy, including new builds in the Toltec area and Robson Ranch.

Can a home inspection tell me if a house is near an earth fissure?

I look for cracking and settlement that can point to ground movement, but I do not map fissures. Check the Arizona Geological Survey’s Natural Hazards in Arizona viewer, and call a geotechnical engineer if a fissure is close.

Is a termite inspection included?

Yes. Every home inspection includes a termite (WDO) inspection at no extra charge, plus a 1-year termite warranty through Firehouse Pest Control in Gilbert if no active termites are found.
