Local history

A short history of Casa Grande

Casa Grande was founded in 1879 when the Southern Pacific Railroad reached the area. It was named for the Casa Grande Ruins, the large Hohokam structure about 20 miles northeast near Coolidge. The town grew as a shipping point for nearby mines and farms and incorporated in 1915.

Cotton and farming carried Casa Grande through most of the 1900s. More recently, manufacturing, including the Lucid Motors plant, and its spot between Phoenix and Tucson on I-10 and I-8 have brought new jobs and new neighborhoods.

Housing market

Casa Grande homes, then and now

Historic downtown Casa Grande has early 1900s homes and mid-century neighborhoods. During the 2000s housing boom, master-planned communities like Mission Royale, Villago and Copper Mountain Ranch added thousands of homes, and new building has picked up again in recent years.

Many of those boom-era homes are now 15 to 20 years old, which is when original equipment and builder shortcuts start to matter.

What I look for

Common home inspection issues in Casa Grande

  • Boom-era homes. Homes from the 2000s often need water heater, AC and roof underlayment work, and some show builder shortcuts.
  • New construction. New homes still have defects. New construction and 11-month warranty inspections help.
  • Soil and slab movement. Desert soils can shift with moisture. Cracked slabs and stucco need a closer look.
  • Older downtown homes. Historic homes can have older sewer lines, plumbing and wiring.
  • Irrigation and drainage. Water from irrigation and roofs needs to stay away from the foundation.
  • Rural lots. Some properties outside town have septic and wells that need specialist testing.
